The Pinecrest market

Pinecrest barely has a commercial market, and that is precisely why it prices the way it does. Only 26 sales have been recorded since 2021, at a $524 median across all types. Office is remarkably tight, 17 sales in a $452 to $572 range around a $523 median, which tells me the buildings are broadly similar and so are the buyers. Retail is the opposite: nine sales, a $767 median, and a $510 to $957 range wide enough to be a warning. Retail here is priced by frontage and corner position more than by building quality. If you want a Pinecrest address, you are competing for a handful of buildings, mostly against owner-users.

Pinecrest submarkets and corridors

Almost all of it is US-1. The commercial frontage runs along South Dixie Highway, and the deeper you go into the village the more it becomes large-lot residential with essentially nothing to lease. The Suniland stretch around SW 124th Street is the closest thing Pinecrest has to a neighbourhood retail centre, and it behaves that way, with services and food serving the surrounding streets rather than pulling from far away. Red Road, SW 57th Avenue, is the western edge and the address of Pinecrest Gardens, so the traffic profile there is civic and residential. The northern end of the US-1 frontage picks up gravity from the Dadeland area just outside the village line, and I price that differently from the southern end. Medical is the through-line on the whole corridor. Practices want the household incomes and the highway visibility, and there is very little space for them.

What is different about a Pinecrest deal

There is nowhere to build, and everyone involved knows it. Pinecrest was incorporated by residents who did not want more commercial, and the village has held that line, so the practical supply of leasable space is roughly what exists today. That changes how I run a search. I work off-market and I call owners directly, because waiting for a listing in a market with this few transactions is not a strategy. Access matters more than people expect. US-1 is divided with limited turn opportunities, so which side of the highway you sit on and where the nearest median opening falls can genuinely affect a retail or medical tenant’s volume. I drive that with clients before we talk terms. Landlords hold firm on rent and will usually trade term instead. For a practice that wants to be here long-term, buying beats leasing if a building ever comes available.
