Two different problems, deliberately. One is a growing retail brand opening locations across South Florida, where the work is trade-area discipline and getting to space before it lists. The other is a single consumer business needing a very specific 2,200 square feet, where the work is screening out everything that technically fits and actually would not.
Both are tenant-side only. I do not represent the landlord on a space I am placing a tenant into, so there is no version of either deal where I was on both sides of it.
What is not here matters too. I have not filled this page with logos or unnamed “confidential client” entries, and there are no numbers I cannot stand behind. Two real ones with the clients named is worth more than a wall of anonymous claims.

What size requirements do you work on?
These two run from 1,500 to 2,200 square feet, which is representative — South Florida is a small-building market, and 61.8% of the tri-county commercial stock is under 5,000 SF. I also handle larger office, industrial and multi-location requirements.
Do you work outside Broward, Miami-Dade and Palm Beach?
No. Those three counties are the ground I know well enough to be genuinely useful on — the corridors, the centres, the landlords, and what deals are actually getting done. For anything outside the tri-county I would rather refer you to someone who knows that market.
