Palmetto Bay is the value play on the south corridor, and I do not mean that as a criticism. Thirty-three recorded sales since 2021 produced a $329 median against a $271 to $462 range. Retail carries the market at a $362 median while office sits at $299, and that office range runs from $204 to $410, which is very wide. Wide ranges mean the buildings are not comparable to each other. A converted house near Franjo Road and a purpose-built professional building on US-1 are not the same asset, and the numbers show it. Buyers here are usually practices and small businesses purchasing their own space, plus investors who want Miami-Dade at a basis that still works.
The corridors that matter in Palmetto Bay
US-1 is the commercial spine and carries most of the square footage, particularly between SW 160th Street and SW 184th Street. Frontage on the highway prices at a premium over anything a block off it, and the gap is wider here than the raw medians suggest. Franjo Road is the other story. The village has spent years planning a real downtown around the Franjo Triangle under its Downtown Urban Village code, and that is where the mixed-use and small-format retail ambition lives. It is also where a buyer takes entitlement risk in exchange for upside. Old Cutler Road and SW 85th Avenue are residential in character, and commercial uses there are limited and quiet. Anything near Coral Reef Park on SW 152nd Street or the school clusters attracts a specific tenant, meaning children’s services and healthcare users who want to be where the families already are.
The Palmetto Bay constraints nobody mentions
Palmetto Bay incorporated to control what gets built, and the code shows it. Signage is tightly regulated and monument signs are the norm rather than pylons, so a tenant arriving with a national prototype package is going to redraw it. Height and massing get scrutiny too. The village has argued publicly over building heights in its own downtown plan, so nobody should assume a site’s theoretical density is deliverable. I read that as a feature if you already own here and a cost if you are trying to build. The other quirk is demand shape. This is a residential village, so the commercial that works is what residents use on a Tuesday, and concepts needing regional draw underperform. Landlords tend to be small and local, which buys you faster decisions than an institutional owner and less flexibility on the lease form itself.
