Every figure here is a median of recorded arm’s-length sales. The thinnest band on this table rests on 19 of them, so treat it as a bearing, not a number to sign to.

The pattern holds except in one place: the 2,500–10,000 SF band prices higher than the under-2,500 SF band, $482/SF against $448/SF. Two bands that close together usually means the sample is picking up a difference in the buildings themselves, not a difference in what buyers will pay for size. Worth a closer look before you lean on either row.
