It is a market where a rehabbed corner pad and a half-vacant 1970s strip both get counted as retail. Tenant demand is deep and local: food, personal service, medical clinics and faith uses all compete for the same older bays.

Lauderhill submarkets and corridors

State Road 7 is the primary commercial frontage and it changes character block by block, which is much of why the price range is so wide. Oakland Park Boulevard is the second corridor and generally the stronger one for national and regional tenancy, with larger centers and better parking fields. Commercial Boulevard forms the northern edge where Lauderhill blends into Lauderdale Lakes and Tamarac, so tenants should confirm which city they are actually in before assuming a permitting process. Inverrary sits in the middle of the city around Inverrary Boulevard, with a different resident profile and service retail that trades on the residential base rather than pass-by traffic.
