Industrial was 40% of all sales at a $212 median. Every city with meaningful volume fell between $210 and $348. My 2025 and 2026 Broward records are incomplete, so this page publishes the four-year window rather than a number I cannot stand behind.

The countywide median is $259 a foot and the middle half runs $183 to $379. Set that against Miami-Dade, where the same middle half spans $253 to $592, and Broward looks like what it is: the steadiest, least dispersed commercial market in South Florida.
I treat that as an advantage when I price a Broward building. A tight comp set means the number I give you is harder for a buyer's broker to pick apart, and it means an owner who prices sensibly does not sit on the market for six months waiting for the one buyer who sees it differently.
Industrial is the county's centre of gravity
685 of 1,725 recorded sales — 40% — were industrial, more than any other category, and the band is narrow: $168 to $275 for the middle half against a $212 median. Broward industrial is the closest thing to a commodity in South Florida commercial real estate, and it prices like one.
That cuts both ways for an owner. You will not get a surprise number on the high side. You also will not have to defend one. If you own a clean 8,000-foot bay building off Powerline or in the Andrews corridor, the price is fairly discoverable and the negotiation is usually about terms rather than value.
Retail is where the dispersion lives — $213 at the bottom quartile and $568 at the top, on 604 sales. Frontage, traffic count and whether there is a drive-through or a liquor licence attached will move a Broward retail building further than its square footage will.

The whole county fits between $210 and $348. In Miami-Dade that spread is $198 to $718. Fort Lauderdale, with by far the most transactions at 292, sits at $287 — almost exactly the county's own middle. That is unusual and useful: in Broward the biggest market is also the most representative one.
A gap in my 2025 data, and why I am showing you the shorter window
Every Broward figure on this page covers 2021 through 2024. My records hold only 21 Broward sales for 2025 and 18 for 2026 — against 293 for 2024 — which is a gap in my public-record pull, not a collapse in the market.
I could have quietly averaged those thin years into the totals. It would have dragged the county median down by a third and produced a confident-looking number that was simply wrong. I would rather hand you four solid years and tell you where the edge of the data is.
Practically: the trend through 2024 was up, from a $213 median in 2021 to $303 in 2024, roughly 42% over three years. Miami-Dade and Palm Beach both kept climbing through 2025. I have no reason to think Broward reversed, but I am not going to publish a number I cannot stand behind. When the 2025 records fill in, this page gets updated.
Before you price a Broward building
Three things I check first, because they move Broward numbers more than the comps do.
Clear height and column spacing on anything industrial. Two buildings of identical square footage on the same street will trade fifty dollars a foot apart if one racks and the other does not. Public record does not carry it; a buyer's warehouse manager knows it in thirty seconds.
Parking count against current code. Broward's median commercial building was built in 1979 — the oldest median of the three counties — and plenty of them are grandfathered on parking. That is fine until a buyer wants to change the use, at which point it becomes a real constraint on who can buy.
And the lease, if there is one. A tenant with three years left at a below-market rate does not just reduce income, it caps your buyer pool to investors and rules out the owner-user who would have paid the most.

Why is Broward cheaper per square foot than Miami-Dade?
Product mix, mostly. Broward's recorded sales skew to industrial and larger buildings — the median building that sold was 4,982 square feet against 2,950 in Miami-Dade — and price per foot falls as size rises. Broward also has proportionally less of the high-frontage urban retail that carries Miami-Dade's top quartile above $590.
Is Broward industrial property a good hold right now?
