Hialeah is the oldest industrial stock of any major submarket in the tri-county — the median building in this size band went up in 1964. That is not automatically a problem; plenty of it is well-maintained and the bones of a 1960s masonry warehouse are often better than what gets built today. It does mean you inspect power, roof and loading rather than assume.

The number to watch here is land. Hialeah runs a median land-to-building ratio of just 1.49, the tightest of the six major industrial submarkets. Translated: very little yard.
