The buyer pool skews toward owner-users and local investors who already know the city, and tenant demand follows the newer residential at the north end.

Coconut Creek submarkets and corridors

Lyons Road is the axis. It runs the length of the city and carries the casino, the Promenade at Coconut Creek and most of the newer retail, and pricing on it has less to do with the road than with which side of which intersection you sit on. Sample Road is the east-west workhorse, older in character, where most everyday service tenancy lives. Wiles Road serves the north end and the newer residential around it. State Road 7 forms the western edge and behaves the way State Road 7 behaves everywhere: high traffic count and rents that turn on building condition. Hillsboro Boulevard catches the far north where the city meets Deerfield. The MainStreet district sits inside the block bounded by Wiles, Lyons, Sample and State Road 7, and it is the single biggest variable in this market for the next several years.

Coconut Creek zones almost everything as planned development, which makes your approval a negotiation rather than a checklist. That is a real advantage if you have a good project and a real cost if you assumed a by-right use. I never quote a client a timeline here without pulling the master plan for the parcel first. The city also takes its design and open space standards seriously, and the Butterfly Capital branding is not only a slogan on a sign; it shows up in landscaping requirements and buffer expectations. Second point, and the one people avoid: MainStreet is going to reprice the middle of this city, and nobody yet knows which way the older Sample Road centers move as a result. I would not buy inline retail here on the assumption that a new downtown lifts everything. Some of it will compete with you directly.
