The Weston market

Weston is the outlier in west Broward. Office is the story: twelve sales since 2021 at a $397 median, the highest office number among the cities I cover up here. Across all 29 arm’s-length sales the middle is $328. Warehouse is the deeper set at fifteen sales and a $260 median, which reflects business park product near the interstate rather than anything gritty. I am not quoting a retail figure, because too few retail assets have traded here to say anything useful. Buyers are professional practices and closely held companies who want a controlled address, and they will pay for it. Weston does not really have a value play.

Weston submarkets and corridors

Weston Road is the retail and service spine, carrying the town center plus the neighborhood centers residents actually use. Indian Trace runs west from it and serves the interior villages, so space there is quieter and priced for the practice that wants proximity rather than exposure. Royal Palm Boulevard connects the residential core to I-75 and is the address most companies mean when they say they want to be in Weston. Bonaventure Boulevard covers the older eastern district, which predates the rest of the city and has building stock to match, and that gap sometimes opens the only reasonably priced entry point in town. The commerce park near the interchange, off North Commerce Parkway, is where office and flex inventory concentrates. It is also the only part of Weston where a tenant can realistically find contiguous space at short notice.

What is different about a Weston deal

Everything in Weston runs through design control. The city inherited a master-planned aesthetic and has kept it, so signage, building color, landscaping and even service door placement get reviewed more closely than a tenant coming from Sunrise or Davie expects. Budget time for that. The second thing to understand is that land is effectively finished. New supply arrives by redevelopment or not at all, which is why sellers here are slow and unbothered, and why a buyer who needs a specific size often waits a year. A lot of the office inventory is condominium, so you are dealing with an association and its assessment history on top of the deal itself. I read the association’s reserve position before I read the offering memorandum. Landlords tend to hold firm on rate and concede on term structure instead, so that is where I spend my negotiating capital.
