The North Palm Beach market

North Palm Beach is small, and that is the whole point. Most of the village acreage is residential, so commercial buildings are a rounding error by comparison. What exists is mostly retail and service space on the two commercial roads, plus a marine and boating economy that has no real substitute anywhere nearby. Retail is where I have the most confidence in the numbers, with 18 recorded sales since 2021 at $292 to $600 per square foot and a $366 median. All property types together give 22 sales at $292 to $527, mid $348. Buyers are overwhelmingly local. I rarely meet one who is not already doing business somewhere in the north county.

North Palm Beach submarkets and corridors

Northlake Boulevard is the village’s main commercial corridor, and it is also the corridor North Palm Beach shares with its neighbors. Only part of it is inside the village, with Lake Park and Palm Beach Gardens governing other stretches, so two similar buildings a few blocks apart can face different rules and different demand. US-1 through the village is the other spine and reads more like an office and civic street than a shopping one, with professional users and service retail rather than big boxes. Then there is the water. The Old Port Cove and Anchorage Drive area on the Lake Worth Lagoon is a genuine marine district, and space with dockage or a working boat yard prices on its own logic rather than on comparable retail. Lighthouse Drive and the pockets around the North Palm Beach Country Club fill in with small neighborhood-serving space that almost never comes to market.

What is different about a North Palm Beach deal

Supply is the story. The village is built out, and nobody is creating new commercial land, so the practical question is not what a building is worth but whether anything suitable will come available in your timeframe. I tell tenants to start looking a full lease cycle early here. Landlords know exactly what they have. Many are long-time owners with low basis and no pressure, which makes them patient on rent and stubborn on term, and it means an aggressive offer does not always win. The marine users are their own negotiation. Anything involving dockage or submerged land brings in county and state layers that a standard retail lease never touches, and those approvals do not move on your schedule. Northlake’s split jurisdiction is the other trap. Confirm which municipality has your parcel before you spend a dollar on drawings, because the sign codes are not the same.

Why is commercial space in North Palm Beach so hard to find?

Because there is almost none of it and almost none of it turns over. The village is small and already built out, with most of its acreage residential, so the only real supply comes from an existing tenant leaving or an owner deciding to sell. I keep a standing list of village buildings and check in with owners who are not marketing anything. That is how most of these deals actually start.

Does a marine or boat-related use change how you approach a deal?

Completely. With a marine tenant I am underwriting the water rights and the permits as much as the building. Dock leases and submerged land agreements need to be confirmed before we get attached to a site, along with any permit history. I also want to know what the neighbors are doing, because a residential complaint can end a yard use faster than any zoning appeal.
