Lantana has a commercial base that mostly predates the current wave of interest in it. Older one-story retail and small service buildings, with light industrial and marine space near the water and the airport. It is not pretty stock, and that is exactly why buyers are circling. Across 28 recorded arm’s-length sales since 2021 the median sits at $297 per square foot with a $220 to $368 range through the middle half, and retail specifically runs 18 sales at $236 to $420, mid $311. Those are working numbers, not trophy numbers. The buyers I meet fall into two camps: owner-users who want a small building near the coast without coastal pricing, and investors underwriting a redevelopment story.

Lantana block by block

Ocean Avenue is the one everyone is watching. It runs east from Dixie Highway toward the Intracoastal and the beach, and the town has been actively reshaping what can be built there, which has pulled attention and pricing expectations up along the whole street. Dixie Highway is the north-south commercial spine, older and more utilitarian, with a lot of small buildings on small lots and owners who have held them a long time. Lantana Road is the east-west connector out to I-95 and beyond, and it carries the more conventional retail and service uses. West of the interstate the character changes again around the Palm Beach County Park Airport, where the industrial and aviation-adjacent buildings sit. Those are a different product with a different buyer, and I underwrite them nothing like a storefront on Ocean. Waterfront and near-water parcels anywhere in town trade on their own terms.

Doing a deal in Lantana

Lantana is a small town where the commission actually matters, and that cuts both ways. Redevelopment interest along Ocean Avenue has made entitlement the main event in a lot of these deals, and a seller who has read a headline about a taller project down the street will price accordingly. My job is usually to separate what is approved from what is aspirational. Ask for the actual approvals in writing. On the leasing side, the older buildings carry the usual old-Florida problems. Undersized parking and grandfathered nonconformities are common. So is electrical service that will not support a modern kitchen. I have seen more deals die over power capacity than over rent. Height and setback rules along the coastal streets are tighter than tenants coming from the western communities expect.
