Jog Road is the north-south counterpart and reads more like a professional office street, with medical and dental suites mixed into small multi-tenant buildings. Forest Hill Boulevard along the northern edge picks up traffic heading toward Wellington, and it is where Greenacres pricing blends most with unincorporated county pricing. The southeast corner is its own animal. The JFK Hospital campus sits over the line in Atlantis, and the medical-office demand it generates spills back into the buildings on the Greenacres side. Head east toward Palm Springs and the stock gets older and cheaper. Head west toward Wellington and the tenant profile moves upmarket quickly.

This is a value-oriented, heavily bilingual customer base, and centers that read as generic to an out-of-market investor are often full and stable because they serve that base well. National credit is thinner here than a broker’s spreadsheet would like. That is not weakness. Local operators in this city sign long and renew, and a well-run independent grocer or clinic can be a better covenant than a franchise on its third owner.
