Pricing by county
Median sale price per building square foot (arms-length sales, 2022 onward) varies sharply by county. Miami-Dade commands a substantial premium over Broward and Palm Beach.

- Miami-Dade leads on price. At $526/SF median, it prices ~50% above the other two counties.
- Industrial is the liquidity engine. Warehouse/distribution recorded the most sales of any category (4,623 since 2020) despite the lowest median $/SF ($293) — the market's most-traded, most-liquid asset class.
- Hospitality and food service price highest per foot. Hotels ($1,105/SF) and restaurants ($667/SF) top the table, reflecting income intensity and location premiums.
- Office is bifurcated. Multi-story office ($586/SF) prices well above single-story ($409/SF), a spread that reflects the flight to quality in the office market.

Figures are compiled from Broward, Miami-Dade, and Palm Beach county property-appraiser tax rolls and recorded deeds. Per-square-foot medians use arms-length, building-improved commercial sales recorded from January 2022 onward, priced against improved building area; sales below $10,000 and non-arms-length transfers are excluded. Sale-count figures cover January 2020 to present. This is market-level data for general information and is not a valuation of any specific property.
