What the data shows

What it means for owners and tenants: these are market-wide medians — your specific property can vary widely by submarket, condition, and lease terms in place. To see comparable sales for a specific address, use the free Broker Opinion of Value tool, or read what determines your property's value.

Methodology

Figures are compiled from Broward, Miami-Dade, and Palm Beach county property-appraiser tax rolls and recorded deeds. Per-square-foot medians use arms-length, building-improved commercial sales recorded from January 2022 onward, priced against improved building area; sales below $10,000 and non-arms-length transfers are excluded. Sale-count figures cover January 2020 to present. This is market-level data for general information and is not a valuation of any specific property.
